Rent vs. Buy in San Diego County: How to Think Through the Decision (2026)
San Diego County’s high sale prices make rent-vs-buy emotionally loaded—and easy to get wrong. A useful comparison stacks the full cost of owning a specific home (loan, taxes, insurance, HOA, special assessments, maintenance, and closing costs) against the rent for a home you’d accept, then asks how long you’ll stay. Skip the viral calculator that ignores Mello-Roos.
Why San Diego needs a careful framework
- Purchase prices are high, so closing costs and selling costs are large in dollars.
- Property tax resets at purchase under Prop 13—don’t use the seller’s old bill.
- Mello-Roos / CFD taxes can swing monthly cost between similar list prices.
- Coastal insurance and HOA dues vary widely by building and location.

Ownership Cost Stack
- Principal & interest on a qualified loan quote.
- Property taxes at a post-purchase assessed-value assumption.
- Mello-Roos / special assessments from the parcel lookup.
- HOA dues and any leasehold/parking fees.
- Homeowners / condo insurance quote.
- Maintenance and capital reserves.
Up front, include down payment and closing costs (CFPB’s typical 2–5% buyer closing-cost range is a starting point only).
Rent Cost Stack
Pull current listings for comparable bedroom count and commute. Add renter’s insurance and utilities you pay. Note whether the rental includes water, trash, or parking—condo ownership may shift those lines into HOA dues instead.
Timeline Reality Check
If you may leave California or change household size within a short window, the break-even on purchase costs gets harder. If you’re rooted for many years and want payment stability with a fixed-rate loan, ownership can still win even when year-one cash cost exceeds rent—provided reserves are real.
First-time assistance (CalHFA, County DCCA) can change cash-to-close; it does not erase taxes, HOA, or maintenance. See my first-time buyer programs guide.
Bottom Line
In San Diego County, the honest spreadsheet includes special taxes and HOA. Call or text 702-496-8216 and we’ll build one around homes you’d actually buy.
Worked Framework for San Diego County
Don’t skip special taxes
Two rentals at similar monthly rents can map to purchase options with very different Mello-Roos. Always pull special assessments before calling ownership “close” to rent.
Don’t use the seller’s tax bill
Prop 13 reassessment means your tax line is usually higher than a long-time owner’s bill after you buy.
Assistance changes cash, not physics
Down payment help can make year-zero cash easier. It does not erase HOA dues, insurance, or maintenance.
Lease timing
If your lease ends in 60 days, buying may require temporary housing or a rent-back. Build that into the cost of switching.
Dual-state renters
Some clients rent in San Diego County while underwriting a Las Vegas purchase—or the reverse. Call 702-496-8216 for a two-column plan that includes both licenses’ markets.
Extra: Sensitivity Checks
Change one variable at a time: interest rate +0.5%, dues +$100, Mello-Roos at the high end of the disclosure range, or a vacant month between lease end and closing. If the decision flips with small changes, you need a larger reserve or a different price band—not a motivational quote. Call 702-496-8216 and we’ll pressure-test your spreadsheet.
