Egan by Pulte at Delamar: SW Las Vegas Home Tour

The Egan is the entry-priced plan at Delamar by Pulte, a new-construction neighborhood in the Highlands Ranch area of Southwest Las Vegas. It's a two-story home with 3,097+ square feet and a two-car garage, and Pulte lists it from $642,990 (Pulte: Egan). If you want a bedroom and full bath on the ground floor, a separate office, and a big upstairs loft at the lowest starting price in the neighborhood, it's a good one to tour. Quick move-in Egans are listed too, so you may not have to wait for a build.

Why buyers are looking at the Egan

• Bedroom and full bath downstairs. The model has a ground-floor bedroom with its own bath, separate from the office.
• A dedicated office or den. The model shows it set up as an art studio, and you could add glass doors.
• Loft with a balcony. The upstairs loft opens to a front-facing balcony.
• Retreat-style primary suite. A sitting area works as a TV room or reading nook.
• Quick move-ins. Pulte lists Egan quick move-in homes at reduced prices (details below).

Location and Commute

Delamar's sales office and models are at 10123 Goswell Park Street, Las Vegas, NV 89141 (Pulte), just west of Decatur Boulevard and a few blocks from Cactus Avenue. The mailing address says Las Vegas, but the area is in unincorporated Clark County (the Enterprise township), near Southern Highlands. Pulte points to convenient access to the I-15 and the 215 Beltway. From the Egan model's balcony you can see east toward South Point.

Homes and Floor Plans at Delamar

Pulte offers four plans at Delamar, two- and three-story homes from about 2,990 to 4,220 square feet (Pulte: Delamar):

• Egan: from $642,990, 3,097+ sq ft, 2-story, 2-car garage, 4–6 bedrooms
• Delano: from $645,990, 3,158+ sq ft, 2-story, 2-car garage
• Calico: from $650,990, 2,990+ sq ft, 2-story, 3-car garage
• White Pine: from $789,990, 4,220+ sq ft, 3-story, 3-car garage, with a rooftop deck (see my White Pine tour)

Inside the Egan model

Entry and ground floor. You walk in through an 8-foot front door to tile floors and a long feature wall that's a good spot for mirrors or art. The downstairs bedroom is separate from the office and has its own bathroom with a walk-in shower. A ground-floor bedroom also helps at resale, since it appeals to more buyers. Down the hall, the office has two horizontal windows, recessed lighting, and room for glass doors. At the back is the great room.

Upstairs loft and balcony. The model has an upgraded open railing in place of a pony wall, which keeps the stairway open. The loft is big enough for a couch, a TV, and a few chairs, and it opens to the front balcony.

Bedrooms. Most rooms in the model have walk-in closets, and one upstairs bedroom doesn't. The model is staged to look as large as possible, so check room sizes and which way each bathroom door swings. I'll measure rooms for you when we tour.

Primary suite. The retreat-style layout adds a sitting area off the bedroom, with room for a king bed. The bath has a large walk-in closet, and the model has a fireplace. The kitchen comes with a Whirlpool package, plus an upgraded hood and pendant lighting.

Bedroom and bath counts. Pulte's marketing materials list 4 bedrooms and 2.5 baths, but the model shows a downstairs bedroom with its own full bath. Pulte's plan page shows 4–6 bedrooms, and the quick move-in below is listed at 4.5 baths. Confirm the count for the exact options you choose.

Egan Quick Move-In Homes

When I checked Pulte's site on Nov 3, 2026, it listed an Egan quick move-in at 3447 Ava Zepure Avenue (homesite 01905), available now at $690,000, down from $791,226. It's 3,097 sq ft with 4 bedrooms, 4.5 baths, and a 2-car garage (Pulte: Delamar quick move-ins). The Egan quick move-in I showed in the video has since come off Pulte's list. Quick move-ins sell fast, so call or text me for the current list.

Amenities

Pulte's Delamar page focuses on the homes themselves, with four designs, two- and three-story plans, rooftop decks, and guest suites, rather than a community clubhouse or pool. Ask for the HOA documents so you know what the association covers.

Nearby Shopping and Schools

Shopping, dining, and entertainment along the I-15 corridor and in Southern Highlands are a short drive away. Pulte's interactive "Local Area" map on the Delamar page shows nearby groceries, medical, recreation, schools, and shopping.

Delamar is in the Clark County School District. Check the exact address with the CCSD zoning search, since school boundaries can change.

Costs: Price, Lot Premiums, Taxes, and Fees

• Base price: from $642,990 (Pulte).
• Lot premiums: the lot list I was shown at the sales office in late October ran from about $12,000 to $25,000, depending on size and location. Ask for the current list.
• Estimated property taxes: Pulte's payment calculator shows estimated taxes of about $549 a month at the base price (Pulte). Treat this as an estimate.
• HOA: Pulte doesn't publish HOA dues on its page. I'll get the current dues and disclosures for you.
• Incentives: Pulte advertises financing incentives through Pulte Mortgage with conditions, such as closing by a set date (Pulte). Rates and terms change and depend on your situation, so call me for what's offered now.
