White Pine by Pulte at Delamar: 3-Story Home Tour

The White Pine is the biggest home at Delamar by Pulte, a new-construction neighborhood in the Highlands Ranch area of Southwest Las Vegas. It's a three-story plan with 4,220+ square feet, a three-car garage, and a rooftop deck, and Pulte lists it from $789,990 (Pulte: White Pine). If you want a lot of room on one homesite, a guest suite on its own level, and a deck on the roof, it's worth a look. It's also my favorite of the four Delamar models.

Why buyers are looking at the White Pine

• Space on every level. There's a bonus room on the lower level, the kitchen and family room on the main floor, and the bedrooms on the third floor.
• A guest suite on its own floor. The modeled home has a ground-floor junior suite with its own bathroom and walk-in closet, away from the upstairs bedrooms.
• A rooftop deck. From the deck in the model you can see the mountains and the Las Vegas Strip skyline.
• Brand-new construction. You pick your lot and your finishes at the design center.
• Freeway access. Pulte notes quick access to both the I-15 and the 215 Beltway (Pulte: Delamar).

Location and Commute

Delamar's sales office and models are at 10123 Goswell Park Street, Las Vegas, NV 89141 (Pulte). The homes sit just west of Decatur Boulevard, a few blocks from Cactus Avenue. The mailing address says Las Vegas, but the area is in unincorporated Clark County (the Enterprise township), near Southern Highlands. Pulte describes it as a Southwest Las Vegas location with convenient access to the I-15 and the 215 Beltway.

Homes and Floor Plans at Delamar

Pulte builds four plans at Delamar, two- and three-story homes from about 2,990 to 4,220 square feet. Its site lists rooftop decks and guest suites as options (Pulte: Delamar). Here's what Pulte lists for each plan on its community page:

• Egan: from $642,990, 3,097+ sq ft, 2-story, 2-car garage
• Delano: from $645,990, 3,158+ sq ft, 2-story, 2-car garage
• Calico: from $650,990, 2,990+ sq ft, 2-story, 3-car garage
• White Pine: from $789,990, 4,220+ sq ft, 3-story, 3-car garage, 4–5 bedrooms

Inside the White Pine model

Lower level. You come in on a landing and can go down or up. Downstairs there's a big bonus room you could use as a media room, a game room, or an office, with an oversized 8-foot slider out to the backyard. Your yard starts as dirt, and its size depends on the lot. This level also has the junior suite: a large bedroom, a bathroom with dual sinks and a walk-in shower, a separate water closet, and a walk-in closet. Past the suite there's storage under the stairs that wraps around, and the hall leads to the three-car garage.

Main level. A wide staircase takes you up to an open floor with the family room, fireplace, and a door out to a front balcony. The model has a slider plus a single door to the balcony, and you can choose windows instead of the slider. This floor also has a guest half bath and the laundry room with a window. The kitchen and dining area take up the whole middle of the floor, with a KitchenAid appliance package in the model and room for a big dining table and a server or two.

Third floor. The secondary bedrooms share a three-quarter bath and a full bath, and the primary suite has mountain views out the back, more under-stair storage, a primary bath, and a very large walk-in closet.

A note on bedroom counts. Pulte's marketing materials list 4 bedrooms and 2.5 baths. The model as built has a junior suite downstairs, three bedrooms upstairs, and the primary, and Pulte's plan page shows 4–5 bedrooms. Confirm the bedroom and bath count for the exact options you choose before you sign.

Rooftop deck. One more flight of stairs takes you to the deck, with views all the way around, including the Strip skyline. There's room for seating, a bar, or a fire feature.

No quick move-ins on this plan. When I filmed, there were no White Pine spec homes. The only way to get one was to build it, picking your lot and finishes. Some lots are set aside for certain plans, and a larger footprint like the White Pine only fits on some homesites. Ask the sales office which lots allow it. If you'd like a home that's ready sooner, the Egan at Delamar has quick move-ins listed.

Amenities

Pulte's Delamar page focuses on the homes themselves, with four designs, two- and three-story plans, rooftop decks, and guest suites, rather than a community clubhouse or pool. Before you buy, ask for the HOA documents so you know what the association covers.

Nearby Shopping and Schools

From the area around Delamar it's a short drive to the shopping and dining along the I-15 corridor and in Southern Highlands. Pulte's interactive "Local Area" map on the Delamar page shows groceries, medical, recreation, schools, and shopping near the community.

Delamar is in the Clark County School District. School assignments can change, so check the address you're considering with the CCSD zoning search.

Costs: Price, Taxes, and Fees

• Base price: from $789,990 (Pulte). Lot premiums and design-center upgrades are added to that.
• Estimated property taxes: Pulte's payment calculator shows estimated taxes of about $675 a month at the base price (Pulte). Treat this as an estimate and confirm it with the title company.
• HOA: Pulte's page doesn't publish HOA dues. I'll get the current dues and any special-assessment disclosures from the sales office for you.
• Incentives: Pulte advertises financing incentives through Pulte Mortgage with conditions, such as a deadline to close (Pulte). These change often, so call me for current terms.
