Turnberry Place Las Vegas Condos (2026): Prices, HOA & Amenities
Turnberry Place is a guard-gated community of four 38-story condo towers on Paradise Road, just east of the Las Vegas Strip, with 720 residences and the private Stirling Club at its center. As of Oct. 27, 2026, Tomes Realty showed 22 condos listed for sale, asking $485,500 to $3,100,000, with a median asking price of $747,000 (Tomes Realty, GLVAR MLS data). Nevada Real Estate Group counted 33 listings, from $529,000 to $5 million, on Oct. 26 (NREG).
Why buyers are looking at Turnberry Place
- Gated and staffed. A guard-gated site with 24-hour security (Tomes Realty), plus valet and concierge (Las Vegas Homes and High-Rises).
- Large residences. Plans listed now run from 1,179 to 4,103 square feet, including penthouses (Tomes Realty).
- Private elevator landings. Only 2 units share each elevator, and 3-bedroom units and up open directly from the elevator (LVHH).
- Close to the Convention Center. About 4 minutes by car to the Las Vegas Convention Center and 10 to the airport without traffic (OpenStreetMap routing, run Oct. 27, 2026).

From the building profiles: - At each tower: its own pool, valet and secured garage parking, plus concierge (LVHH) - The Stirling Club: an 80,000-square-foot private club in the middle of the community with a pool and spa, tennis courts, a fitness center, a bar, dining and lounges (NREG). LVHH also lists an indoor pool, hair salon, coffee shop, pet park and cigar bar (LVHH). - Club history: NREG says the club opened in 2001, closed in 2012 and reopened in 2019. LVHH says memberships are available. Confirm current access and membership terms with the association before you buy.

Recent activity: Tomes tracked 8 closings between August and October 2026 and estimates about 7.0 months of supply at that pace (same source). Buyers have choices, so tower, floor and view drive the price.
Floor plans & views
Plans listed now run from 1,179 to 4,103 square feet, from 1-bedrooms to multi-level penthouses (Tomes Realty). LVHH notes that some penthouses have their own pool (LVHH). Views vary a lot by tower and side, so I compare a unit against others in the same tower and stack.

HOA Dues & What They Cover
Dues are set per unit and vary with size; the current figure is on each MLS listing (Tomes Realty). LVHH lists what dues cover: concierge, valet, pool and cabanas, gym, a guest suite, limo service, cable, water, gas, sewer and trash (LVHH). Ask whether a Stirling Club membership or fee applies to the unit you're considering.
Before you buy, read the HOA resale package, including the budget, reserves and any pending assessments. Nevada gives you until midnight of the 5th calendar day after you receive it to cancel in writing (NRS 116.4109). My high-rise guide covers what to look for.
Rental Rules
Turnberry Place is residential, with no short-term leases (LVHH). Nevada Real Estate Group says leasing has favored longer minimum terms, and the association sets renters' Stirling Club access (NREG). Always confirm the current rules in the CC&Rs and resale package.
Financing Notes
- Cash and conventional loans are the most common paths in towers. Lenders review the building itself (owner-occupancy, reserves, any litigation), so ask your lender to confirm Turnberry Place's eligibility before you write an offer.
- FHA and VA require project approval (or FHA single-unit approval). I couldn't confirm a current FHA approval for Turnberry Place on HUD's site, so check HUD's condo search and have your lender confirm.
- Not a condo-hotel. Turnberry Place is a residential building, so the Fannie Mae and Freddie Mac condo-hotel restrictions that apply to some Strip towers don't come into play here. Your lender still reviews the project.

Turnberry Place vs. Turnberry Towers: they're separate communities from the same developer. Turnberry Place has four towers, larger residences and the Stirling Club.
