Allure Las Vegas Condos (2026): Prices, HOA & Amenities
Allure is a 41-story residential condo tower at 200 W Sahara Ave, completed in 2007, between downtown Las Vegas and the north end of the Strip. As of Oct. 27, 2026, 23 condos were listed for sale, asking $214,900 to $1,400,000, with a median asking price of $399,000 (Tomes Realty, GLVAR MLS data).
Why buyers are looking at Allure
- A wide range of sizes and prices. Studios through 3-bedrooms are listed, from $214,900 (Tomes Realty).
- Residential, not a hotel. There's no hotel operation in the building (Tomes Realty).
- A central location. About 5 minutes by car to the Convention Center, 6 minutes to Fremont Street or the Bellagio and 12 minutes to the airport without traffic (OpenStreetMap routing, run Oct. 27, 2026).
- Staffed building. Pool and amenity deck, fitness center, business center and 24/7 concierge and security (Nevada Real Estate Group).

I haven't filmed a tour of Allure yet, so this post has no photos. I only use stills from my own tours. When I film one, I'll add photos here.
Allure at a Glance
- Address: 200 W Sahara Ave, Las Vegas, NV 89102 (Tomes Realty)
- Height: 41 floors, completed in 2007 (same source). MLS records list 2006.
- Developer / architect: Fifield Companies with Andrew Fonfa; EDI Architecture (Nevada Real Estate Group)
- History: A planned second tower was cancelled during the recession, so Allure is a single tower. NREG says it was the tallest residential building inside Las Vegas city limits when it was completed (same source).
- Type: Residential condominiums, not a condo-hotel

- Parking: Secured parking with concierge and valet service (same source)

Recent activity: 6 units closed between August and October 2026. Tomes estimates the current listings represent about 8.8 months of supply at that pace, so buyers have choices, and pricing by floor and view matters (same source).
Floor plans & views
Listed plans run from 662 to 2,515 square feet, and the highest unit listed now is on floor 40. Views and floor change value a lot inside the same building, so I compare each unit against others in the same stack.

HOA Dues & What They Cover
Dues are set per unit and vary with size; the current figure is on each MLS listing (Tomes Realty). I didn't find a published dues range for Allure, so I'll pull the exact amount and what it covers for any unit you're considering.
Before you buy, read the HOA resale package, including the budget, reserves and any pending assessments. Nevada gives you until midnight of the 5th calendar day after you receive it to cancel in writing (NRS 116.4109). My high-rise guide covers what to look for.
Rental Rules
Allure is residential. Nevada Real Estate Group says it prohibits short-term and nightly rentals and typically enforces a 30-day minimum lease, with tenants registering with the HOA (NREG). Always confirm current rules in the CC&Rs and resale package.
Financing Notes
- Cash and conventional loans are the most common paths in towers. Lenders review the building itself (owner-occupancy, reserves, any litigation), so ask your lender to confirm Allure's eligibility before you write an offer.
- FHA and VA require project approval (or FHA single-unit approval). I couldn't confirm a current FHA approval for Allure on HUD's site, so check HUD's condo search and have your lender confirm.
- Not a condo-hotel. Allure is a residential building, so the Fannie Mae and Freddie Mac condo-hotel restrictions that apply to some Strip towers don't come into play here. Your lender still reviews the project.
