The Martin Las Vegas Condos (2026): Prices, HOA & Amenities
The Martin is a residential condo tower at 4471 Dean Martin Dr, just west of CityCenter and the I-15, originally planned as the third tower at Panorama Towers. As of Oct. 27, 2026, 13 condos were listed for sale, asking $389,000 to $1,689,500, with a median asking price of $509,000 (Tomes Realty, GLVAR MLS data).
Why buyers are looking at The Martin
- Residential-only. The Martin isn't a hotel, so the amenities serve owners (Tomes Realty).
- Larger floor plans. Tomes describes larger average floor plans than the neighboring towers (same source).
- 2-bedroom plans. Every unit listed right now is a 2-bedroom, from 1,111 to 1,962 square feet (same source).
- Close to the center Strip. About 4 minutes by car to the Bellagio and 10 minutes to the airport without traffic (OpenStreetMap routing, run Oct. 27, 2026).
- Staffed building. A pool, fitness center, concierge, secured parking and 24/7 security (Nevada Real Estate Group).

I haven't filmed a tour of The Martin yet, so this post has no photos. I only use stills from my own tours. When I film one, I'll add photos here.
The Martin at a Glance

- History: Planned as the third Panorama tower and relaunched under its own name (Tomes Realty; Nevada Real Estate Group)
- Height: 45 stories, per Nevada Real Estate Group. The highest unit listed now is on floor 40 (Tomes).
- Completed: 2008, per Nevada Real Estate Group. MLS records list 2007.
- Residences: Sources disagree (Tomes Realty lists 250; Nevada Real Estate Group lists 372), so confirm with the HOA.
- Type: Residential condominiums, not a condo-hotel
- Pets: Allowed, with HOA size and breed limits (Nevada Real Estate Group)
- Parking: Secured parking (same source)

The Martin sits on Dean Martin Drive on the west side of the I-15, across from CityCenter. Estimated drive times from the tower:

Recent activity: Tomes tracked 4 closings in August 2026 (same source). With 13 listings, buyers have choices, so floor, view and condition drive the price.
Floor plans & views
Listed plans run from 1,111 to 1,962 square feet, and all current listings are 2-bedrooms. Inside one tower, floor and exposure change the value a lot, so I compare a unit against others in the same stack and the floors around it.

HOA Dues & What They Cover
Nevada Real Estate Group lists dues of roughly $730 to $2,000 a month, depending on the unit, covering concierge, security, building maintenance, water, sewer, trash and valet. It calls that range approximate (NREG). Tomes notes that dues are set per unit and appear on each MLS listing (Tomes Realty).
Before you buy, read the HOA resale package, including the budget, reserves and any pending assessments. Nevada gives you until midnight of the 5th calendar day after you receive it to cancel in writing (NRS 116.4109). My high-rise guide covers what to look for.
Rental Rules
The Martin is residential. Nevada Real Estate Group says its leasing rules have generally favored longer minimum lease terms over nightly rentals (NREG). Minimum terms and any rental caps are set in the CC&Rs, so read them before you buy if you plan to lease (Tomes Realty).
Financing Notes
- Cash and conventional loans are the most common paths in towers. Lenders review the building itself (owner-occupancy, reserves, any litigation), so ask your lender to confirm The Martin's eligibility before you write an offer.
- FHA and VA require project approval (or FHA single-unit approval). I couldn't confirm a current FHA approval for The Martin on HUD's site, so check HUD's condo search and have your lender confirm.
- Not a condo-hotel. The Martin is a residential building, so the Fannie Mae and Freddie Mac condo-hotel restrictions that apply to some Strip towers don't come into play here. Your lender still reviews the project.
