Mesa Ridge is a gated enclave of 322 modern Toll Brothers homes in West Summerlin, set against the Spring Mountain ridgeline with its own resort-style amenities. It opened in January 2019 with 14 designs across four collections, including The Peak, a single-story enclave with its own gate inside the main gate (Summerlin). If you want a newer, modern home behind a gate without going fully custom, Mesa Ridge belongs on your list.

Where Is Mesa Ridge, and How's the Commute?

Mesa Ridge sits on Summerlin's southwest side, near Mesa Park Drive, west of the 215 Beltway. Russell Road and Flamingo Road connect you east toward the Strip.

The Four Collections

Summerlin's launch release described four collections, all with modern or contemporary architecture:

• Overlook: 73 single-story homes, about 3,000 to 3,500 square feet at launch, with city and mountain views
• The Peak: 63 single-story contemporary homes, about 3,600 to 4,200 square feet, behind its own gate within the gate
• View Point: two-story homes, about 4,300 to 4,500 square feet
• Sky View: the largest homes, two-story, about 4,400 to 5,000 square feet, closest to Mesa Park

Toll Brothers offers structural options, so the same plan can look very different from one home to the next. Amenities Inside the Gate

According to Summerlin, Mesa Ridge residents get their own private amenities: a resort-style pool, fire pits, an outdoor kitchen, a social lounge, a bocce court and a fitness center. They also have access to everything Summerlin offers, from trails to village parks. Mesa Park, a 19-acre park, sits right next to the Sky View collection.

What Are HOA Fees in Mesa Ridge?

Mesa Ridge homeowners pay Summerlin's master association plus the Mesa Ridge association, and homes in The Peak may carry an extra layer for the inner gate. Public listing data shows only part of that, so I don't quote a single number here. Ask for the resale package and add up every association on the exact home.

Which Schools Are Near Mesa Ridge?

CCSD assigns schools by address, so check yours with the CCSD zoning tool. Public schools near Mesa Ridge include:

• Frank and Victoria Fertitta Middle School

Private options nearby include Bishop Gorman High School and The Alexander Dawson School.
