Floor plans & views
Listed plans run from 537-square-foot studios to 3,328 square feet, and the highest unit listed now is on floor 36. Views vary by tower, side and floor, so I compare a unit against others in the same tower and stack.
Nearby Option: My Listing at Turnberry Towers
If you're comparing towers, I'm the listing agent for 222 Karen Ave #601 in Turnberry Towers: a 6th-floor, 2-bedroom, 2-bath, 1,405-square-foot condo in the West Tower with two terraces, an assigned parking space and a separate storage unit (MLS #2721297 and my tour). Call or text 702-496-8216 for the current price and a private showing.
HOA Dues & What They Cover
Nevada Real Estate Group lists dues of roughly $536 to $1,898 a month, depending on unit size, and calls that range approximate (NREG). LVHH says dues cover water, sewer, trash, building maintenance, security, valet, the pool, the fitness center and concierge (LVHH). The current figure for each unit is on its MLS listing (Tomes Realty).
Before you buy, read the HOA resale package, including the budget, reserves and any pending assessments. Nevada gives you until midnight of the 5th calendar day after you receive it to cancel in writing (NRS 116.4109). My high-rise guide covers what to look for.
Rental Rules
Veer is residential: no short-term rentals, and all rentals require a 6-month minimum lease (LVHH). Nevada Real Estate Group adds that leases are registered with the HOA (NREG). If you want a unit you can rent nightly, look at the CityCenter condo-hotels in my high-rise comparison instead. Always confirm the current rules in the CC&Rs and resale package.
Financing Notes
- Cash and conventional loans are the most common paths in towers. Lenders review the building itself (owner-occupancy, reserves, any litigation), so ask your lender to confirm Veer Towers's eligibility before you write an offer.
- FHA and VA require project approval (or FHA single-unit approval). I couldn't confirm a current FHA approval for Veer Towers on HUD's site, so check HUD's condo search and have your lender confirm.
- Not a condo-hotel. Veer Towers is a residential building, so the Fannie Mae and Freddie Mac condo-hotel restrictions that apply to some Strip towers don't come into play here. Your lender still reviews the project.
More detail is in the financing section of my high-rise condo guide.
