First-Time Buyer Programs in San Diego: Down Payment Help (2026)
If the down payment is the wall between you and a San Diego County home, start with programs that still exist—and verify them with a participating lender. California’s housing finance agency (CalHFA) offers first-mortgage and down-payment assistance products statewide. San Diego County also runs a Down Payment and Closing Cost Assistance (DCCA) program for eligible low-income first-time buyers in listed areas, administered in partnership with the San Diego Housing Commission (County DCCA page).
Why this matters in San Diego County
- Prices are high—assistance that looks small as a percentage can still be meaningful.
- “First-time” usually means no ownership interest in a principal residence in the last three years (CalHFA’s definition)—confirm exceptions with your lender.
- Shared-appreciation and deferred seconds are not free money; know the repayment trigger.
- City eligibility maps matter for local DCCA funds—living in the county is not always enough.

CalHFA MyHome Assistance
MyHome is a deferred-payment junior loan used with a CalHFA first mortgage for down payment and/or closing costs. For CalHFA government (FHA) first loans, MyHome can be up to the lesser of 3.5% of purchase price or appraised value. For CalHFA conventional first loans, the amount can be up to the lesser of 3% of purchase price or appraised value (CalHFA programs).
Borrowers generally must be first-time homebuyers, occupy the home as a primary residence, meet income limits, and complete homebuyer education. CalHFA does not take retail applications directly—you work through a CalHFA-approved lender (borrower page).
Dream For All (Shared Appreciation)
Dream For All is a shared-appreciation down payment / closing-cost loan for first-generation homebuyers used with the Dream For All Conventional first mortgage. CalHFA describes assistance of up to 20%, not to exceed $150,000, with access through a voucher process (randomized drawing—not first-come, first-served). When the home is sold, transferred, or the first mortgage is paid off, the buyer repays the original assistance plus a share of appreciation (Dream For All).
Voucher rounds open and close. If you are not selected, CalHFA still points buyers to other options such as MyHome. Check the live portal rather than any undated summary.
San Diego County DCCA (with SDHC)
For low-income, first-time buyers, the County describes a low-interest, deferred-payment loan of up to 22% of the purchase price for down payment assistance and up to $10,000 in closing-cost assistance (described as 4%, up to $10,000). Key published rules include: primary residence; purchase price may not exceed $743,000 (subject to periodic adjustments); household income at or below 80% of Area Median Income; buyer contribution of at least 3% of purchase price; no homeownership in the last 3 years; repayment deferred until refinance, sale, payoff of the first mortgage, or you stop occupying the home as primary residence (County page).
Geography matters. The County lists eligible unincorporated areas and participating cities (including, as published: Del Mar, Imperial Beach, Coronado, Lemon Grove, Poway, Solana Beach) and HOME Consortium cities (including Carlsbad, Encinitas, La Mesa, San Marcos, Santee, Vista). For other cities, contact the appropriate local agency. The County partners with SDHC to administer DCCA—start with a pre-approved first-mortgage lender.
Practical Next Steps
- Pick the pathway that fits (CalHFA MyHome, Dream For All voucher status, and/or County DCCA).
- Complete required education early.
- Get a full pre-approval that names the assistance product.
- Only then write offers—price caps and property standards are unforgiving late in escrow.
Bottom Line
San Diego County buyers have more than one official lane for help—but each has income, price, occupancy, and (for local funds) map rules. Call or text 702-496-8216 and I’ll help you build a search that matches a lender’s program worksheet.
FAQ: First-Time Help in San Diego County
Should I try Dream For All or MyHome first?
They solve different problems. Dream For All is a shared-appreciation product with a voucher lottery and first-generation rules. MyHome is a more traditional deferred junior loan with a CalHFA first mortgage. Many buyers explore MyHome while monitoring Dream For All status.
Can I layer County DCCA with CalHFA?
Sometimes assistance can be layered when lien priority and guidelines allow—MyHome materials note layering is possible in some cases but MyHome must remain in the required lien position. Your lender underwrites the stack; blogs cannot.
Why does my city matter for DCCA?
County DCCA funds apply in listed unincorporated areas and participating / HOME Consortium cities. If your target city is outside that list, you may need a city-run program instead. Check the County page and SDHC before assuming eligibility.
What if my income is above 80% AMI?
County DCCA as published targets ≤80% AMI. CalHFA products have their own income limits by county and program. Being over one limit does not always close every door—verify current CalHFA tables.
Practical sequence
Education → lender → program fit letter → priced search → offer. Reverse that order and you risk writing on homes the program cannot fund. Call 702-496-8216 to line up the sequence.
