Is 2026 a Good Time to Buy a Home in Las Vegas?
“Is it a good time to buy?” is really three questions: Can you afford the payment, will you stay long enough for the purchase costs to make sense, and does today’s local market give you a fair shot at a home that fits? For Las Vegas and Henderson in late 2026, the local data show a cooler sales pace and more inventory than the frenzy years—without a collapse in median prices. Here’s what Las Vegas Realtors (LVR) reported for September 2026, and how I help buyers use it.
Why the local snapshot matters
- National headlines miss valley-level inventory and condo vs. single-family splits.
- More listings can mean more negotiating room—or simply more choices at firm prices.
- Your rate and insurance quote matter as much as the median sale price.
- No one can honestly promise future appreciation or rate cuts.

What Las Vegas Realtors Reported for September 2026
According to coverage of LVR’s September 2026 statistics (FOX5 Vegas, Oct. 6, 2026):
- Median existing single-family sale price: $470,000 — down 1.1% from the prior month, matching September 2025, and below the $490,000 all-time high set in May and June 2026.
- Median condo/townhome price: $290,000 — down from the prior month and down 1.4% from September 2025 (record high noted at $315,000 in October 2024).
- Sales: 2,169 existing homes, condos, and townhomes — down 7.4% year over year for homes and 12.6% for condos/townhomes.
- Supply: sales pace equated to about a five-month housing supply, up from roughly four months a year earlier.
- Listings without offers: 7,995 single-family and 2,796 condo/townhome listings — up 6.6% and 7.3% year over year, respectively.
- Cash share: about 23.5% of sales; distressed sales remained near historic lows (~1.1% short sale/foreclosure share).
LVR notes MLS stats omit some new-construction builder sales and FSBOs. Always pair association stats with on-the-ground listing conditions for your price band.
What That Means for Buyers (Without Hype)
A five-month supply and rising unsold listings generally mean more homes to choose from and a better chance that sellers will negotiate on price, credits, or repairs than in a two-month-supply rush. It does not mean every seller will cut to your number, and it does not mean prices must fall from here.
Single-family and condo/townhome segments are behaving differently—medians and days-to-contract can diverge. Price strategy should be segment-specific. For new builds, incentives change by community; see resale vs. new construction and how to buy new construction.
A Decision Framework I Use With Clients
- Payment stress test. Use today’s quoted rate, taxes, insurance, and HOA—not a teaser payment.
- Time horizon. Closing costs and moving costs are heavy; short holds are riskier.
- Competitiveness. If you need seller credits or repairs, write accordingly and keep contingencies that protect you (due diligence, appraisal).
- Opportunity cost of waiting. Waiting for a perfect rate or price cut is a bet—treat it like one.
What I’m Not Going to Do
I will not predict mortgage rates or promise that 2027 prices will be higher or lower. LVR’s own quoted leadership commentary in the September release emphasized uncertainty about near-term rates while still describing homeownership as a long-term wealth-building tool—commentary, not a guarantee. Your decision should survive a world where rates stay annoying and prices move sideways.
Bottom Line
Late-2026 Las Vegas looks more navigable for prepared buyers than the peak frenzy—more supply, softer sales—while medians remain historically elevated. If that matches your budget and timeline, we can shop with leverage. Call or text 702-496-8216.
Buyer Playbook for a Five-Month-Supply Market
When to be patient
If a home has piled up days on market and already taken a price cut, you may have room to ask for repairs or credits—especially with inspection support.
When to be decisive
Well-priced, move-in-ready homes in active segments can still draw multiple offers. Pre-approval and clean terms still win.
Condos vs. houses
September 2026 medians show different stories for single-family vs. condo/townhome. Do not borrow strategy from the wrong segment.
New construction angle
Builders may use rate buydowns or closing credits that change monthly math. Compare the full payment—not only the sticker—against resale comps. See my new-construction guides on andrewsellsvegas.com.
Personal readiness beats headlines
If your payment is comfortable and your horizon is measured in years, a balanced market can be a fine time to buy. If the payment only works if rates drop next month, that is a bet. Call 702-496-8216 for a strategy session tied to live inventory.
