Living in Ascaya, Henderson NV (2026): Homesites, Homes & HOA Guide
Ascaya is a private, guard-gated hillside community carved into the McCullough Range above Henderson. It covers 664 acres, climbs to about 3,200 feet, and looks back over the whole Las Vegas Valley, Strip included (Ascaya FAQ). Most buyers come here for one of three things: a custom homesite with a big view, a finished modern home, or a single-level Canyon Residence with less to maintain.
Why buyers look at Ascaya
- Views: terraced homesites high on the mountainside, facing the valley and the Strip
- Privacy: a guard-gated entry and resident-only amenities
- Custom options: buy a homesite and build with your own architect, with no building deadline (per the developer)
- The clubhouse: a 23,000-square-foot clubhouse with a 50-meter zero-edge pool
- Location: about 8 minutes to The District at Green Valley Ranch and about 21 minutes to the Strip without traffic

Ways to own in Ascaya
According to Ascaya's FAQ, there are three paths to ownership, with homesites offered in two collections:
- Estate homesites: from about a half-acre to more than 2 acres; the developer lists them from $1 million
- Cloud Rock homesites: 58 homesites at the highest elevations, 1.6 to 6.64 acres; the developer lists them from $2 million
- Canyon Residences: 51 single-level "Vegas Modern" homes by Blue Heron, 3,391 to 4,859 square feet
- Desert Design Study Homes: move-in-ready, architect-designed homes
The developer says there's no deadline to start building. When Ascaya opened its homesites for sale in October 2014, the Review-Journal reported 313 home sites atop the McCullough Range, bordering the Sloan Canyon National Conservation Area (Las Vegas Review-Journal).
Architecture
Expect contemporary desert design: flat and low-slope roofs, glass walls aimed at the view, stone and steel. Homesites are terraced into the mountain, so lot shape and the view corridor matter as much as acreage.
Amenities
Residents share a 23,000-square-foot clubhouse with private dining and fitness, a 50-meter zero-edge pool with lap lanes, a tennis and pickleball pavilion, a 2-acre park with a dog park, and more than 2 miles of private trails (Ascaya FAQ). Per the FAQ, the amenities are for residents only, with no outside memberships or public access.
