Living in Ascension, Summerlin (2026): Guard-Gated Toll Brothers & Pulte Homes

Ascension is a gated, newer-construction neighborhood in Summerlin's The Peaks village, built by two builders, Toll Brothers and Pulte Homes, around its own residents-only clubhouse. Summerlin's developer says it was designed so the two builders' modern homes would complement each other, with 20 floorplans across six collections (Summerlin). It sits near Town Center Drive and Tropicana Avenue, within walking distance of Mesa Park and less than 3.5 miles from Downtown Summerlin.

Why buyers look at Ascension

• Gated: Toll Brothers calls it staff-gated
• Two builders, one neighborhood: single-story and two-story modern homes from Toll Brothers and Pulte
• Residents-only clubhouse: pools, pickleball, a golf simulator room and a fitness center are on Toll's amenity list
• Newer homes: many were built in the last few years
• Location: about 11 minutes to Southern Hills Hospital and 12 minutes to Downtown Summerlin without traffic

Where Is Ascension, and How's the Commute?

The Peaks village runs from the southern edge of The Summit Club to the northern edge of The Mesa village, near the 215 Beltway (Summerlin). Tropicana Avenue and Flamingo Road head east toward the Strip.

The Homes: Toll Brothers and Pulte

Pulte Homes launched three collections at Ascension (Summerlin):

• Incline: single-story, about 2,300 to 2,900 square feet
• The Pointe: single-story, about 3,500 to 4,000 square feet
• Caprock: two-story, about 4,000 to 4,500 square feet

Toll Brothers builds a mix of single- and two-story homes. Its community page currently shows the Crestline and Highrock collections.

Both builders lean modern: flat and low-slope roofs, big sliders and indoor-outdoor living. My Ascension tour was a single-story Pulte home on Sightline Avenue, newly built in 2025, with a backyard designed for entertaining.

The Clubhouse and Amenities

Summerlin's builder releases said Ascension would get its own residents-only clubhouse and community center, with pools, pickleball courts, a fitness center, bike paths and a bicycle repair station. Toll Brothers' community page lists pools, pickleball, a golf simulator room, a fitness center, a basketball court, an event lawn, a social lounge, walking and biking trails, a fire pit and a hot tub. Ascension residents also get every Summerlin amenity, and Mesa Park is within walking distance of The Peaks.

What Are HOA Fees in Ascension?

Expect layers: Summerlin's master association, plus The Peaks/Ascension association that runs the gate and the clubhouse, and sometimes a builder sub-association. The public listing data I checked showed only the master fee, so I don't quote a total here. Get the resale package (or the builder's HOA budget) and add every layer.

Which Schools Are Near Ascension?

CCSD assigns schools by address, so check yours with the CCSD zoning tool. Public schools near Ascension include:

• Kathy L. Batterman Elementary School
• Lucille S. Rogers Elementary School
• Shelley Berkley Elementary School
• Judy and John L. Goolsby Elementary School
• Frank and Victoria Fertitta Middle School

Private options nearby include Bishop Gorman High School and The Alexander Dawson School.

Lifestyle and Nearby Attractions

• Mesa Park, within walking distance of The Peaks
• Town Center Drive shopping and dining just north
• Downtown Summerlin, about 12 minutes away
• Red Rock Canyon National Conservation Area, about 23 minutes to the visitor center

Pros and Cons of Living in Ascension

Pros - Newer homes behind a gate, with a private clubhouse - Two builders, so more choice in size and style - Close to Mesa Park and Town Center Drive

Cons - Layered HOA dues - Builder lots are smaller than in custom communities - Some streets may still have construction nearby

How Does Ascension Compare?

• Mesa Ridge: Toll Brothers' earlier gated modern enclave, about a mile south in The Mesa village
• The Ridges: Summerlin's guard-gated custom-home village
• Spanish Hills and Spanish Trail: older guard-gated communities closer to the Strip
