Spanish Trail is a guard-gated golf community in the southwest valley, built around a private 27-hole Robert Trent Jones Jr. course just 6 miles from the Strip (Spanish Trail Country Club). It's one of the valley's established luxury addresses, with mature landscaping, lakes and a mix of homes, from golf-course townhomes to large custom estates behind a second gate. Few guard-gated communities put you this close to the Strip and the airport.

Spanish Trail sits in the southwest valley between Summerlin and the Strip, with Tropicana Avenue running east to the Strip and I-15. It's about 6 miles from the Strip, per the club.

Spanish Trail Country Club
The club is private, with 27 holes designed by Robert Trent Jones Jr.: three nines (Canyon, Lakes and Sunrise) that combine into three 18-hole routings (Spanish Trail CC). The club's general manager has said it opened in 1984 (The Golf Wire). Club membership is separate from the HOA, so contact the club for membership options and costs.

What Are the Homes Like?
Spanish Trail is made up of many sections, each with its own character. MLS subdivision names include Estates, Gardens, Gardens West, Villas, Springs, Islands, Links West, Court Yards and Patios at Spanish Trail. Broadly:
- Townhomes and patio homes, many on the golf course or lakes, for lock-and-leave living
- Single-family homes on golf, lake and interior lots
- Custom estates, including sections behind a second guard gate
Most homes were built in the mid-1980s to early 1990s, so you'll find everything from original condition to complete modern remodels. One of my recent Spanish Trail tours, a double-guard-gated estate on Innisbrook Avenue, was a brand-new build completed in 2025.

On the listings in the snapshot above, the most common association fee was $432 a month (18 of 29), with a range of $423 to $490. Some sections also have a sub-association, so check the resale package for every layer before you write an offer.
